WakeMed, through a feasibility study, determined there continued to be a need for medical office space for upper end medical office space in the North Raleigh market. Subsequently, WakeMed Health and Hospitals, through its WakeMed Property Services subsidiary, released a Request for Proposals (RFP) for Developer/Owner to further develop its North Healthplex located at the corner of Falls of Neuse Road and Durant Road in Raleigh, North Carolina. The RFP included a master plan for an 80,000 square foot medical office building and a multi-story parking garage with pedestrian linkages to the existing day surgery medical facility.

After competing with both local and national firms in a structured selection process, ACCESS Medical Development was selected by WakeMed in March 2005 to develop/finance, design, construct, own, lease and operate the medical office building and associated parking structure on a long-term land lease from the hospital. Our proposed site plan reexamined potential parking issues, safety and security, presence and image, future development flexibility and connectivity throughout the campus. A modified conceptual site plan was submitted with our chosen proposal that establishes an inviting retail healthcare campus atmosphere highlighting the day surgery as a focal point by adding amenities such as a therapy garden, plaza area for pick-up and drop-off, under-building physician parking, fountains, benches, and plentiful greenery.

The amended site plan also significantly reduced the cost of structured parking by replacing over 100 parks in the parking garage with surface parking and will leave an additional 1.1 acres of useable acreage to the campus following this project.

Additional planning and design will be performed in conjunction with WakeMed to finalize plans for construction.
